The RocaPoint Partners master developer agreement for downtown Pompano Beach is the kind of civic commitment that tends to get lost in the shuffle of local news cycles — but it’s worth understanding what it actually means for residents.
The agreement covers a roughly 75-acre area stretching from Dixie Highway to I-95 and from Atlantic Blvd. in the south to Martin Luther King Blvd. in the north. That’s a significant chunk of the city’s core. The long-term investment target is approximately $2 billion — a figure that will be deployed over a period of years, not all at once.
What does $2 billion buy in a mid-sized Florida city? The plan envisions new mixed-use buildings with ground-floor retail and upper-floor residential, significant infrastructure improvements, new public spaces, and the kind of density that can support a neighborhood rather than just a collection of buildings.
The key thing to understand is that RocaPoint is a master developer, not a builder. They coordinate and catalyze; individual projects are built by various developers within the framework they’re establishing. The City Hall and parking deck project, which went to bid in early 2026, is one of the first major pieces of that puzzle.
This is a long-game story. The full impact won’t be visible for five to ten years. But the framework is in place, and the investment is real.
