The Pompano Beach real estate market enters 2026 with more projects in motion than at any point in recent memory — and the fundamentals that have been driving activity for the past two years show no signs of reversing.
The headline project remains Salato Residences, the 40-unit luxury condominium development by U.S. Development that’s currently under construction on the beachfront. With residences priced between $2 million and $4.9 million, it signals a clear bet that Pompano can compete with Fort Lauderdale and Boca Raton for high-end buyers who want oceanfront living without the premium price tag that comes further south.
The Ritz-Carlton Residences Pompano Beach — a two-tower development with a 32-story beachfront tower and a 14-story marina tower — is also progressing, with completion expected later this year. At 205 total residences, it’s a significant addition to the luxury inventory.
Then there’s the broader downtown picture. The RocaPoint Partners master developer agreement covers approximately 75 acres of the city center and is framed as a roughly $2 billion, long-term commitment to infrastructure and mixed-use development.
The cumulative effect of all of this is a city that’s changing faster than most of its longtime residents expected. That creates both opportunity and anxiety, depending on where you stand. But the trajectory is clear.
