The spring real estate market in Pompano Beach is showing the characteristics that have defined the city’s property landscape for the past several years: strong demand for waterfront and water-adjacent product, continued compression of inventory in the entry-level price range, and a luxury segment that continues to attract buyers from both out of state and from pricier Broward County markets to the south.
Median home prices in Pompano have held their gains from the past several years better than many comparable Florida markets, which experienced more significant corrections after the 2021-2022 peak. The combination of ongoing development investment, improving city amenities, and a location that offers Atlantic Ocean access at a price point below Fort Lauderdale and Boca Raton has supported demand even as mortgage rates remained elevated.
The condo market has been particularly active this spring. Pre-construction sales at projects like Salato Residences have set new price-per-square-foot benchmarks for the Pompano market, and the absorption rate suggests those benchmarks have buyers behind them. Resale condos in the beach corridor have seen consistent activity, particularly in the under-$600,000 category where inventory is thin.
For single-family buyers, the east-of-Federal corridor continues to see competitive offers on well-priced inventory. Properties near the beach access points and the Intracoastal are drawing multiple offers in shorter timeframes than this time last year.
